These Terms and Conditions govern your use of our digital platforms and real estate services. By engaging with us, you enter a relationship built on transparency and regulatory compliance. All brokerage services are provided under Panamanian Real Estate License No. 1330, issued by the Ministry of Commerce and Industries (MICI).

2. Scope of Professional Services

We offer a specialized suite of services tailored to international and domestic investors, including residential and commercial listings, market analysis, and investment guidance. Any legal coordination is facilitated through licensed attorneys of your choice or our affiliated firm, ensuring that your due diligence is handled by authorized professionals.

3. Regulatory Framework in Panama

Our operations are strictly grounded in the laws of the Republic of Panama to guarantee your security:

  • Brokerage: Compliance with Decree Law No. 6 of 1999 and Executive Decree No. 39 of 2001.

  • Property Governance: Adherence to Law 284 of 2022 (Horizontal Property) and Law 179 of 2020 (Real Estate Leasing).

  • Fiscal Responsibility: Integration of Law 66 of 2017 and the Panamanian Civil Code.

4. Accuracy & Outcomes

While we strive for 100% accuracy in our property descriptions, availability and pricing are subject to market modifications. Real estate investments involve inherent risks; therefore, we do not guarantee specific financial returns or administrative approvals (such as residency or financing). Our role is to provide the expert data you need to make an informed decision.

5. Client Responsibilities & KYC/AML Compliance

In alignment with our $1M Errors & Omissions insurance and Law 23 of 2015, we maintain a rigorous standard for client onboarding:

  • Transparency: Clients must provide accurate identification and corporate documentation.

  • KYC Protocols: We conduct “Know Your Customer” verifications to protect the integrity of all transactions.

  • Source of Funds: Clients declare that funds used for transactions have a legitimate origin, supporting Panama’s anti-money laundering regulations.

6. Limitation of Liability & Third Parties

Our liability is limited to the direct services provided by our licensed team. While we may refer you to trusted banks, appraisers, or legal professionals, their performance and final decisions remain independent of our brokerage.

7. Governing Law

These Terms are governed exclusively by the laws of the Republic of Panama. Any disputes shall be resolved within the jurisdiction of the courts of Panama City.
