Explora at Panamá Pacífico: Homes and Apartments from $600,000
Explora is the flagship residential development within Panamá Pacífico, in Veracruz, Arraiján — minutes from the Bridge of the Americas and Panama City. With 13 hectares of its own, it combines 83 house lots (36 duplexes and 47 single-family homes, Phase 1 already built and delivered, Phase 3 in future development) and 4 apartment buildings of 8 floors each.
Homes starting at $600,000, with areas from 231 to 310 sqm, 3 to 4 bedrooms, 3.5 to 4.5 bathrooms, 2 covered parking spaces, and immediate delivery. The duplex models (A, B, and C) range from 231 to 255 sqm; the single-family models (Model A, Model B, and their Upgrade versions) range from 282 to 310 sqm, the latter with 4 bedrooms. Selected lots (2 through 23 and 25 through 28) allow adding an "Adventure Pool" module with its own pool, a half bathroom, and a summer kitchen.
Apartments come in models with 2 to 3 bedrooms: Model 1 and 8 (115 to 148 sqm, 2 bedrooms, 2.5 bathrooms), Model 2 (154 to 285 sqm, 2 bedrooms), and Model 3 and 6 (179 to 288 sqm, 3 bedrooms, 3.5 bathrooms, with maid's quarters and bathroom). Each building has 8 apartments per floor, a water reserve tank, a full backup power plant, two elevators, propane gas sensors, 24-hour monitored surveillance, and 2 parking spaces per unit.
Finishes include Duravit sinks and toilets, Grohe faucets, imported floor and wall tiles, aluminum windows with tempered glass, quartz kitchen countertops, a Smeg oven/stove/hood vent, a Franke sink, ceilings from 2.70 to 2.75 meters high, and imported doors with jambs.
Amenities include a greenway, gym, pool with sundeck, kiddie pool, event hall, 2 BBQ gazebos, 2 party gazebos, a sports lounge, a splash pad/park, and recreational areas spread throughout the development.
Panamá Pacífico is the master development that hosts Explora: the former Howard Air Force Base, returned to Panama in 1999 under the Torrijos-Carter treaties after nearly six decades as a U.S. military stronghold in the region. Today it is the Panamá Pacífico Special Economic Area, with 1,400 total hectares — 850 developable and 550 of green area — developed since 2006 by London & Regional Panamá (the same group behind London's Strand Palace, the Nobu Hotel Ibiza Bay, Cliveden House in Berkshire, and Sol House Ibiza) under a concession running through 2046, in collaboration with the Panamanian State. It now has 129 multinational companies registered and 70 already operating within the area, drawn by the tax and logistics benefits of operating inside a special economic zone. To put its scale in perspective: the master plan is equivalent to 11 times the size of Ciudad del Saber (120 hectares), 31 times the area of the San Felipe Casco Antiguo (44 hectares), or an area similar to Paitilla, Punta Pacífica, San Francisco, and much of Costa del Este combined. Given that scale, Panamá Pacífico wasn't planned as a simple neighborhood or office complex, but as an independent planned city — a "garden city" with its own connectivity network, schools, retail, and industry. Internationally, Panamá Pacífico's footprint (14 km²) comes close to the entire municipality of Geneva (15.9 km²), lines up almost exactly with the city of Beverly Hills (14.8 km²), and runs about seven times larger than the whole Principality of Monaco (barely 2 km² end to end).
Explora's immediate surroundings, within the Panamá Pacífico Master Plan itself, include an Integral Security Center, Power Club, and a retail corridor with Banco General, Café Maritanos, Bloom, Mailboxes Etc, Panamedica Medical Center and Pharmacy, Q Market, Subway, BrewStop, and Ferretti, plus Farmacias Arrocha, Latin Bikes, Riba Smith, and Novey. For education, the area has Universidad Tecnológica de Panamá, Howard Academy, Liceo Francés Internacional, St. Mary's School, TRAIL (The Renaissance Academy of International Learning), and Magen David Academy. The area is connected by the 8-lane Panamerican Highway expansion, its own bikeway, the Fourth Bridge over the Canal, and the future route of Metro Line 3 — infrastructure built for a community that already blends housing, work, and recreation within the same perimeter.
Any of Explora's homes, even the most affordable one ($600,000), clears Panama's Qualified Investor Visa threshold with comfortable margin: permanent residency for anyone investing a minimum of $300,000 in real estate, with funds from abroad deposited in a trust managed by a licensed fiduciary entity in Panama. It's the fastest immigration category in the country, with processing taking 30 to 60 days.
"Explore a better way of living" — the project's tagline.
