Lofts and Commercial Spaces in Plaza Herrera, Casco Antiguo from $402,000
Barlové is a boutique mixed-use building on Plaza Herrera, in the heart of Panama's Casco Antiguo — a UNESCO World Heritage Site. It's developed by Dekel (the same group behind Andrómeda, Blue Venao, and SANA in Playa Venao) and managed by Makaya as master broker. It combines a restored historic façade with contemporary interiors: ground-floor commercial space, and lofts, apartments, and penthouses on the upper floors.
On the ground floor, two of the three commercial spaces remain available: Local 01, with double street-and-courtyard frontage, 328.2 sqm total, at $1,880,428.21, and Local 03, also double-fronted, 127.3 sqm, at $951,424.92. The third is already sold.
Of the 17 residential units across the first and second floors, 13 remain available. By size: 67 sqm from $402,000 (2 units), 73.1 sqm at $417,240.78 (1 unit), 78.1 sqm from $469,200.77 (2 units, one on each floor), 80.9 sqm from $484,800.74 (2 units), 82.7 sqm from $494,107.59 (2 units), and 91.9 sqm at $550,800.65 (1 unit, first floor only). Of the building's three penthouses, two are already sold — Penthouse 209 remains available, at 226.4 sqm total, for $1,604,048.01.
Barlové's differentiator is its rental program: selected ground-floor lofts include a **5% minimum guaranteed net annual income for the first 24 months, paid regardless of occupancy**, backed by a professionally managed hospitality operation — while the owner retains full legal ownership of the unit at all times, with no shared-title or fractional structure involved. Once that period ends, the unit transitions into an already-optimized short-term rental program with established reviews and average daily rate (ADR) history. On top of that, any owner in the building — guarantee or not — can separately hire Barlové's management service to run their unit as an Airbnb-style rental asset without getting involved in day-to-day operations: pricing, guest communication, cleaning, and maintenance are handled by Barlové's own professional team, so the owner never has to deal with guests or logistics directly.
The payment structure is simple: a $5,000 unit reservation (applied toward the purchase price, forfeited if a contract is not signed within 15 days), followed by 10% at signature, 10% at construction start, 10% six months after construction begins, and the remaining 70% at title transfer. The project's sales materials also note that cryptocurrency payments are accepted, alongside traditional methods.
Dekel describes itself, in its own corporate materials, as "a real estate developer and innovative destination creator in Panama, with a strong presence along the coast and in key urban centers" — a description that matches its current portfolio: Barlové in urban Casco Antiguo, and Andrómeda, Blue Venao, and SANA on Playa Venao, all handled commercially by the same Makaya team.
Plaza Herrera is one of Casco Antiguo's four main squares, alongside Plaza de la Independencia, Plaza Bolívar, and Plaza de Francia. It was built on the land left by the 1781 fire — originally called Plaza del Triunfo and used for bullfights — and took its current name in 1887, honoring General Tomás Herrera. Today it's surrounded by restaurants serving Spanish, Italian, Argentine, Panamanian, and vegan cuisine, part of the dining and tourism circuit that makes Casco Antiguo one of Central America's most-visited historic neighborhoods.
Casco Antiguo was declared a UNESCO World Heritage Site in 1997, for its well-preserved mix of colonial, republican, and art deco architecture, with cobblestone streets and plazas dating from the 17th to the 19th centuries. It's also one of Panama's urban real estate markets with the least new supply available, given how limited the stock of restorable buildings is within the protected historic perimeter.
Unlike the beachfront projects in this collection, Barlové sits inside Panama City itself — a short drive from the financial district, Albrook, and Tocumen International Airport, with the kind of daily-life infrastructure (hospitals, banks, supermarkets) a beach town simply doesn't have.
