The Corredor de Los Pobres or Autopista Norte now represents the next development of Panama City. The location is at the entrance of Green City, corregimiento Ernesto Cordova Campos. For many decades the city grew longitudinally developing from the East and West of Panama City.
Therefore, as a result of this growth, sectors such as Pedregal, Villa Lobos, Tocumen, December 24, Pacora, and Chepo are developed along the Pan-American Highway. Also, towards the west of the country, populations such as Arraiján, La Chorrera, and Capira.
The slow development of road infrastructure resulted in massive traffic bottlenecks during peak hours, to and from Panama City.
Between Via Transistmica and Via Tocumen, planned real estate developments such as Villa Zaita, La Cumbres arise. Also, unplanned commercial and residential constructions such as La Cabima appear. Also along with the Avenida Jose Domingo Diaz, new real estate constructions such as Villa Lucre, Brisas del Golf, San Antonio. Even unplanned as Pedregal and December 24.
Many people need to get up very early to leave areas such as Alcalde Diaz and move to the intersection of the Transistmica highway with Jose Domingo Diaz Avenue. After arriving at the intersection they need to turn and get to their place of work at the airport or beyond.
For this reason, the need arises to find an alternate route, which will shorten the time and distance between the North and East of the city. From there initially appears Dr. Arnulfo Arias Madrid street, later known as The Corridor of Los Pobres and now Autopista Norte.
Thanks to the construction of the north highway, a real estate explosion emerge at both ends of the road. Neighborhoods such as Mirador del Lago at Las Cumbres and, Alcalde Diaz and Brisas del Golf Norte were built in recent years.
In an almost equidistant point between both ends of the Corridor of Los Pobres or the North Highway, large real estate developers develop urbanizations of low and medium density. At that point, converge developments such as Porta Norte of 165 hectares, La Foresta, 4 hectares, Green Valley, Green City. All of them totaling around 400 hectares already under construction. Also, some show progress of up to 30% built.
For this reason, Green City Boulevard has become one of the most valuable areas in the sector.
Upon leaving Green City, delimited an area of 4.12121 hectares with intensive commercial zoning. The location is on the right-hand side to meet the needs of future residents. This lot has 375 linear meters facing Green City Boulevard. Also, 216 linear meters facing the Corredor de los Pobre or Autopista Norte.
The Land is ideal for the construction of a supermarket with a mall. Besides, educational facilities, department stores such as Do it Center, Novey, Cochez.
